STANDARD EXTERIOR PROGRAM:
First the home will be pressure-washed, using a solution of bleach and tri-sodium phosphate which will remove mold, mildew and mildew spores from the home. All cracking, peeling, blistering and deteriorated areas will be properly scraped and sanded. All open cracks and caulk joints will be properly caulked with siliconized acrylic caulk. All raw wood and deteriorated areas will be primed.
CARPENTRY & REPAIR:
All carpentry repairs are to be made during the prep process. Only carpentry items specified on the estimate are to be performed. If any additional carpentry repair areas are found during prep process, the homeowner will be notified of the location, type, and cost of repair recommended. These additional repairs can be made with homeowners’ verbal permission. The cost of these addtional repairs will be added to the contract price.
STANDARD INTERIOR PROGRAM:
All furniture will be moved to the center of the room and covered with plastic/drop cloths. All flooring will be covered with canvas drop cloths. Small cracks will be properly spackled and sanded. Large cracks and holes may be repaired at additional cost. Some color changes may require multiple coats. Unexpected or additional work may be performed at additional cost with client permission.
